7. Paint
- Benjamin Moore paints – one coat of primer, two finish coats
- White trims on ceilings – semi gloss latex
- White or off white walls or choice of six pastel colours

8. Flooring

9. Trim Schedule
- 7” baseboard with 3 1/2” casing on main floor with backband
- 7” baseboard with 3 1/2” casing on second and third floor hall and master bedroom with backband
- 5” baseboard with 3 1/2” casing in upper bedrooms
- All windows will have extended sills with routing and apron
- All trim power nailed, sanded, and glued
- Closets in Master bedroom – California closets or equal, max. $1,500
- Other bedroom closets – 1 wire shelf melamine
- Linen closets: 3 or 4 wire shelves or melamine
- Solid core paint grade entry doors throughout

Tile or others - wall tiles - $10.00 per square foot retail from Antica Tile or others
- Plaster cornice allowance $12.00 per linear foot installed
- Kitchen, laundry, and vanities as per plans or $30,000.00
- Kitchen and bath countertops – granite or marble from builder samples
- Additional fireplaces – direct vent $3,000.00
